Why owners abroad hand it over

Running a short-term rental from another country means relying on people you cannot check on. A cleaner who runs late, a lock that sticks before a midnight arrival, a guest with a question at 2 a.m. — each of those lands on you, in a different time zone.

We are a local team that runs its own apartments in Budapest. We know the tradespeople, the buildings and the rules, so those moments are handled here, not by you.

Why it pays

Short-term letting allows flexible pricing: higher nightly rates in season, occupancy bought with price in quieter weeks. Together that can bring up to one and a half to two times the return of a long-term let — but only if someone watches prices and the calendar every day.

That daily attention is what we take over.

How the money works

The Airbnb and booking.com accounts are in your name. We set them up and manage them, but payouts go directly to you, and you can follow every booking at any time. Revenue does not flow through us.

What your guests see

A clean, tidy apartment and a quick reply in Hungarian or English. From cleaning to check-in, from pricing to messaging, we look after the details — because the guest experience becomes the review, and the review becomes the next booking.

Airport transfer

On request we also arrange airport transfers for guests. It is part of running the apartment rather than a separate service: if a guest lands at night, it is better that we know when and how.

How much more it brings

Short-term letting allows flexible pricing: higher nightly rates in season, occupancy bought with price off-season. Together, that is where the difference comes from.

This range is Invest Inn’s own estimate from experience, not a guaranteed return. The actual result depends on the apartment, the district and the season — we give a concrete figure at the survey.

What changed in Budapest — and what it means for you

The rules for short-term letting in Budapest changed fundamentally over the past two years. If you own from abroad, this is what you need to know first.

What it means for you

No new apartments are entering the market, so an existing, permitted apartment is worth more — and what you can still improve is how well, and at what cost, it is run. If your apartment is in a district where this is in doubt, we tell you before you sign anything.

    On-site survey

    We visit the apartment, check its inventory and your current numbers, and tell you what is worth changing and what already works — even when that means selling you less work.

  2. 02

    Handover and launch

    Listing, pricing, photography, calendar merge. We set up the Airbnb and booking.com accounts in your name, and carry your existing bookings over.

  3. 03

    Day-to-day running

    Turnover cleaning, laundry, key handover, guest messaging in Hungarian and English. We turn up for 30-minute faults too, because that is where most damage starts.

  4. 04

    Monthly statement

    One report per apartment: occupancy, revenue, cost. One provider, one invoice — readable from anywhere.

I own several apartments in Budapest. Will you take all of them?

Yes, and that is our typical client. Owners of 2–15 apartments are who we are built for.

We do not take everything on at once: usually we start with one apartment, and once turnovers, pricing and the monthly statement run smoothly, the rest follow. You get one contact for the whole portfolio and one statement a month, broken down per apartment.

I live abroad. How does that work in practice?

It works the same way it does for a local owner, because you were never going to let the cleaner in yourself anyway. What changes is that everything reaches you in writing: a monthly statement per apartment, and a message whenever something needs a decision from you.

For anything physical — a repair, an inspection, a handover to a contractor — we are the ones on site. You do not need to fly in for a broken lock.

My apartment is in District VI. Can you still operate it?

Not as a short-term rental. Since 1 January 2026 private accommodation cannot be operated in District VI, and we do not sell an operation that cannot legally run.

Can I still get a new short-term rental permit in Budapest?

No. Budapest stopped issuing new private accommodation permits in January 2025, and the moratorium runs to the end of 2026.

In practice this means the market cannot grow: an apartment that already holds a permit is worth more each year, and the only variable still in your control is how well and how cheaply it is run.

What does it cost? Why is there no price list?

Because running 2 apartments is not running 15, and a single list price would mislead one of you. The fee depends on the number of apartments, the district, and which services you take.

Tell us how many apartments you have and where — you get a concrete figure, not a range.

What happens to my existing bookings?

They carry over. At handover your calendar and confirmed reservations move across to us, and the guest notices nothing: same dates, same apartment.

We deliberately schedule the handover for a quieter stretch of the calendar so that no booking falls on the switching day.

Do you also run the apartment after the renovation?

Yes, and that is what happens with most of our clients. The team that renovated the apartment also runs it — we know what is behind every wall, and who put it there.

The two can also be booked separately: if you only want the renovation, we take that on too.
