How we take over

Four steps, two to three weeks. Your existing bookings carry over throughout.

  1. On-site survey

    We look at the apartment, its inventory and your current numbers — and tell you what is worth changing and what already works.

  2. Handover and launch

    Listing, pricing, photography, calendar merge. We schedule the handover for a quieter stretch so no booking falls on the switch.

  3. Turnovers and repairs

    Cleaning, laundry, key handover, guest messaging. We turn up for 30-minute jobs too — that is where most damage starts.

  4. Monthly statement

    Occupancy, revenue and cost per apartment. One provider, one invoice — readable from anywhere.

What happens between two bookings

One guest checks out in the morning, the next arrives in the afternoon. Those few hours decide whether you get a five-star review or a complaint — and they run again for every apartment, at every turnover.

If you coordinate it

Three separate suppliers, three invoices, and you are the contact for each. If the cleaner runs late, you are the one messaging the guest — from another country, in another time zone.

    1. november elején kerültem kapcsolatba az Invest Inn Budapest vezetőjével, Majoros Ádámmal. Egy duplikált(ketté választott), teljeskörűen felújított lakást ajánlott nekünk a 7. kerület Keleti Pályaudvarhoz közeli részén. A lakás vételárát Ádám a lehető legjobban lecsökkentette, az ajánlatot online tettük meg a segítségével, amit az eladó el is fogadott. Decemberre felkerült a két lakás külön az airbnb piacra. A decemberi napokra már egyből érkeztek a foglalások viszont az Invest Inn óva intett minket a január-februártól, mondván azok gyengébbek szoktak lenni turisztikai szempontból. A foglalások azonban azóta is jönnek, alacsonyabban árazzák az éjszakákat mint szezonban de majdnem tele vagyunk.

    Tavaly ősszel vásároltunk lakást az Invest Inn Budapest segítségével befektetési célra. A tulajdonos, Ádám segítségével megnéztünk néhány lakást, kalkulációk segítségével megmutatta, hogy miért érdemes lakást vásárolnunk a 7. kerületben. Eleinte nem tudtuk pontosan, hogy hosszú vagy rövid távú kiadásra vásárolnánk lakást, de az Invest Inn segítségével megtaláltunk egy olyan ingatlant amely november 31-ig hosszú távra ki volt adva, tehát a bérlőt átvállalva volt időnk gondolkodni a folytatáson. Több ajánlat is volt a lakásra, de szerencsére a miénket fogadták el. A licitben Ádám képviselt minket és még igy sem elrugaszkodott áron hoztuk el a lakást. A bérlő kiköltözése után Ádám meggyőzött minket a rövid távról a lokáció miatt, felkészítették a lakást és szilveszterre érkezett az első foglalás. Január 24.-e van és eddig 1200 Eurot hozott a lakás kevesebb mint 1 hónap alatt. Ez egészen zseniális, ha azt nézzük, hogy azt mondták a január-február magasan a leggyengébb időszak.

I own several apartments in Budapest. Will you take all of them?

Yes, and that is our typical client. Owners of 2–15 apartments are who we are built for.

We do not take everything on at once: usually we start with one apartment, and once turnovers, pricing and the monthly statement run smoothly, the rest follow. You get one contact for the whole portfolio and one statement a month, broken down per apartment.

I live abroad. How does that work in practice?

It works the same way it does for a local owner, because you were never going to let the cleaner in yourself anyway. What changes is that everything reaches you in writing: a monthly statement per apartment, and a message whenever something needs a decision from you.

For anything physical — a repair, an inspection, a handover to a contractor — we are the ones on site. You do not need to fly in for a broken lock.

My apartment is in District VI. Can you still operate it?

Not as a short-term rental. Since 1 January 2026 private accommodation cannot be operated in District VI, and we do not sell an operation that cannot legally run.

Can I still get a new short-term rental permit in Budapest?

No. Budapest stopped issuing new private accommodation permits in January 2025, and the moratorium runs to the end of 2026.

In practice this means the market cannot grow: an apartment that already holds a permit is worth more each year, and the only variable still in your control is how well and how cheaply it is run.

What does it cost? Why is there no price list?

Because running 2 apartments is not running 15, and a single list price would mislead one of you. The fee depends on the number of apartments, the district, and which services you take.

Tell us how many apartments you have and where — you get a concrete figure, not a range.

What happens to my existing bookings?

They carry over. At handover your calendar and confirmed reservations move across to us, and the guest notices nothing: same dates, same apartment.

We deliberately schedule the handover for a quieter stretch of the calendar so that no booking falls on the switching day.

Will you come out for a dripping tap?

Yes. In short-term letting, most damage does not come from big jobs but from small ones at the wrong moment: a lock that will not open before a late arrival, a shower rail that comes loose between two bookings.

We take on 30-minute jobs too. For most providers they do not pay off; for us they do, because we are in that neighbourhood that day anyway, for the apartments we already look after.
